Butler Sherborn is a regional firm based in around the Cotswolds, with offices in Cirencester, Burford, Stow on the Wold, Oxford and Wantage. The area we cover is hugely desirable for event riders with the great communication links free draining soils and proximity to events and training centres. 

Demand from people looking to buy and rent equestrian property can, in most cases, be split into two parts. Firstly there are those looking to keep horses for pleasure, and then there are those professionals looking for a property in order to run a commercial equestrian business.

Interestingly, we experience greater demand from those looking for a property from which to run a business than from those keeping their own horses. However, if looked at nationally, one would expect the trend to be the opposite. Generally speaking most people wanting a property for their own horses do not require a yard with all the bells and whistles, however there are many involved in equestrian sport at a high level and therefore still require all the facilities that you would expect to see at a professional yard.  Those looking to rent or buy a yard for commercial purposes tend to focus much more on the facilities rather than the quality of the dwelling.

Within the past 12 months we have seen the sale of some of the very top end equestrian properties outside the training centres of Newmarket and Lambourn, demonstrating continued demand at the very top of the market. We also continue to see strong demand for properties with the potential to create an equestrian property with good quality land, ancillary accommodation and agricultural buildings that, subject to planning, could be converted to create stabling and other facilities.

There remains a shortage of quality yards to rent, and this has resulted in some very strong rents being achieved. However, people’s expectations are high and many now expect equestrian properties to have facilities such as, indoor and outdoor schools, horse walkers, lunge pens, gallops and solariumben_way_m-s that were, not that long ago, seen as luxuries.
